Host Agreement

This Host Agreement (“Agreement”) sets out the terms and conditions under which property owners and managers (“Hosts”) may list accommodation on the Your Cyprus Holiday platform (“Platform”). By creating a listing on the Platform, you agree to be bound by this Agreement, in addition to our Terms of Service and Privacy Policy.

1. Agreement Overview

Your Cyprus Holiday provides an online marketplace that enables Hosts to advertise their properties to potential guests. By listing a property on the Platform, you enter into a binding agreement with Your Cyprus Holiday on the terms set out below. This Agreement governs the relationship between you and the Platform; the relationship between you and your guests is governed separately by the booking terms applicable to each reservation.

2. Eligibility

To list a property on the Platform, you must:

  • Be the legal owner of the property, or be an authorised representative or property manager with the legal right to list the property for short-term rental.
  • Be at least 18 years of age and have the legal capacity to enter into binding agreements.
  • Have the legal right to offer the property for short-term accommodation in the Republic of Cyprus.
  • Provide accurate personal and business information, including your legal name, contact details, and any required identification.

We reserve the right to verify your eligibility and to request supporting documentation at any time. Failure to demonstrate eligibility may result in the removal of your listing.

4. Property Listing Requirements

When creating and maintaining a listing on the Platform, you must:

  • Provide accurate, complete, and truthful descriptions of your property, including its location, size, amenities, and any limitations or restrictions.
  • Use genuine, current photographs that accurately represent the property. Stock photos or images from other properties are not permitted.
  • Set accurate and current pricing, including any additional fees (cleaning fees, security deposits, etc.) that guests may be charged.
  • Clearly state your house rules, check-in and check-out times, and any restrictions (e.g., no smoking, no pets, maximum occupancy).
  • Disclose any material facts that may affect a guest's decision to book, such as ongoing construction nearby, shared facilities, or access limitations.
  • Set and clearly display your cancellation policy.

We reserve the right to edit, suspend, or remove listings that contain inaccurate, misleading, or incomplete information, or that otherwise violate this Agreement.

5. Availability Management

You are responsible for keeping your property's availability calendar accurate and up to date. This includes:

  • Blocking dates when the property is not available for booking.
  • Promptly updating availability when bookings are made through other channels.
  • Honouring all confirmed bookings made through the Platform.

Failure to maintain accurate availability or to honour confirmed bookings may result in penalties, including reduced visibility in search results or suspension of your listing.

6. Commission Structure

Your Cyprus Holiday charges a commission of 5% per completed booking. This commission is calculated on the total booking amount (accommodation cost) and is deducted automatically before the remaining funds are transferred to you.

There are no monthly subscription fees, setup fees, listing fees, or hidden charges. You only pay when you receive a booking.

We reserve the right to modify the commission rate with at least 30 days' prior written notice. Any changes will not affect bookings already confirmed at the time of the change.

7. Payment Terms

Payments are processed through Stripe Connect. To receive payments, you must complete the Stripe Connect onboarding process and provide all required information, including bank account details and identity verification.

  • Guest payments are collected at the time of booking confirmation.
  • Your payout (booking amount minus the 5% platform commission and any applicable Stripe processing fees) is transferred to your connected Stripe account according to your payout schedule.
  • Payout timing depends on your Stripe account settings and your country of residence, typically within 2-7 business days after the guest's check-in date.
  • You are responsible for any currency conversion fees if your bank account currency differs from the booking currency (EUR).

8. Guest Communication

Timely and professional communication with guests is essential. As a Host, you are expected to:

  • Respond to booking enquiries and guest messages within 24 hours.
  • Provide clear check-in instructions, including directions, key collection details, and emergency contact information, at least 24 hours before the guest's arrival.
  • Be available (or designate a representative) to address guest concerns during their stay.
  • Communicate respectfully and professionally at all times.

Consistently slow or unresponsive communication may result in reduced visibility in search results or other penalties.

9. Property Standards

You must ensure that your property meets the following minimum standards:

  • The property must be clean, well-maintained, and in a safe condition upon each guest's arrival.
  • The property must match the description and photographs in the listing.
  • All amenities listed must be available and in working order.
  • Essential utilities (water, electricity, internet where listed) must be functional.
  • Clean linens and towels must be provided as described in the listing.

Properties that consistently receive negative reviews regarding cleanliness, accuracy, or safety may be subject to listing suspension or removal.

10. Reviews and Ratings

Guests may leave reviews and ratings for your property after their stay. These reviews are an important part of the Platform and help future guests make informed decisions. You agree to the following:

  • You may not offer payment, discounts, or other incentives in exchange for positive reviews.
  • You may not threaten, intimidate, or pressure guests regarding their reviews.
  • You may not submit fake reviews for your own or competitors' properties.
  • You may respond to reviews publicly and professionally through the Platform.

We reserve the right to remove reviews that violate our policies, but we do not edit or remove reviews simply because they are critical.

11. Cancellation by Host

Host-initiated cancellations of confirmed bookings are strongly discouraged and should only occur in exceptional circumstances (e.g., property damage making the property uninhabitable, emergency maintenance). If you must cancel a confirmed booking:

  • You must notify the guest and Your Cyprus Holiday as soon as possible.
  • The guest will receive a full refund.
  • Repeated or unjustified cancellations may result in penalties, including reduced search visibility, temporary suspension, or permanent removal from the Platform.
  • We may display a cancellation record on your listing to inform future guests.

12. Insurance

Your Cyprus Holiday does not provide insurance of any kind for Hosts, properties, or guests.

As a Host, you are solely responsible for obtaining and maintaining adequate insurance coverage for your property, including:

  • Property insurance that covers short-term rental activity.
  • Public liability insurance to cover claims arising from guest injuries or property damage.
  • Any other insurance required by Cyprus law for your type of accommodation.

You should verify with your insurance provider that your policy covers short-term holiday letting, as standard homeowner policies may not provide adequate coverage.

13. Indemnification

You agree to indemnify, defend, and hold harmless Your Cyprus Holiday, its officers, directors, employees, and agents from and against any and all claims, demands, losses, damages, costs, and expenses (including reasonable legal fees) arising out of or related to:

  • Your breach of this Agreement or the Terms of Service.
  • Your violation of any applicable law or regulation.
  • Any claim by a guest or third party related to your property, including personal injury, property damage, or misrepresentation.
  • Your failure to obtain or maintain required licences, permits, or insurance.
  • Any tax liability arising from your use of the Platform.

14. Termination

Either party may terminate this Agreement at any time:

  • By the Host: You may remove your listing and close your account at any time. You must honour all confirmed bookings that exist at the time of termination, and any outstanding payouts will be processed according to the normal schedule.
  • By Your Cyprus Holiday: We may suspend or terminate your account and remove your listings at any time if you breach this Agreement, receive consistently poor reviews, engage in fraudulent activity, or for any other reason at our sole discretion, with reasonable notice where practicable.

Termination does not affect any rights or obligations that accrued before the termination date, including the obligation to fulfil confirmed bookings and the right to receive outstanding payouts.

15. Governing Law

This Agreement is governed by and construed in accordance with the laws of the Republic of Cyprus. Any disputes arising from or in connection with this Agreement shall be subject to the exclusive jurisdiction of the courts of the Republic of Cyprus.
